Planning submission drawings

The stages of this include; 

- A measured survey

Measuring the existing structure of the house/building, garden, adjacent properties, onsite drainage positions, heights, levels etc. 

- Existing drawings

From the measurements obtained onsite, and photo's taken. Using AutoCAD to produce accurate drawings of the existing formation.

- Proposed/Feasibility drawings

Once the existing drawings have been completed, a set of proposals can be drafted. This will be done around your brief and requirements, 

there will also be a feasibility stage. Where I can provide several options, to see which suits you best.

- Full planning submission

Once the final design/layout has been agreed, the drawings can then be elaborated to create a full planning set of drawings for the councils consideration. I will submit the drawings and complete all of the required application and CIL forms, and act as your agent throughout the process.


Building regulation drawings

Once planning has been approved (although never guarantee'd) the drawings can move onto the building regulation stage. 


This stage includes; 

Enhanced and more informative plans, which include : critical setting out dimensions, window/door opening sizes and locations, wall/floor and roof construction build ups, calculated U-values for the thermal properties and insulation thickness requirements within the new fabric.

Approximate service and drainage layouts, and details of new hard landscaping.  

Also a proposed section(s) will also be produced, showing a 'slice' through the proposed fabric with the structural build up of each element, and a detail at any complex junctions. These drawings will also coincide with a structural engineer and other possible consultants, to ensure that everything works together during the design stage.   

These drawings can be used for contractors to tender from, and can be used for a full building regulations approval or even as a guideline 

under a building notice. 


3D Visualisations

Using modern software, virtual 3D models can be produced.

3D models can work well to understand the mass of the proposals and the finishes. The visualisations will have the correct material textures and colours, along with sun shading. This can give a more 'realistic' understanding of the proposals in consideration. Internal views can be created, showing furniture, finishes and again shadows created from the apertures.
